I've been a resident for a year and I can honestly say the staff is great! They have been very helpful and always willing to go above and beyond to provide the best service possible. Cindy who was helping out this week was great! She walked the new apartment with me, helped me sign all the paper work, and gave me all the information I needed to make my transfer successful.

The apartments are amazing. The upkeep on the property is AMAZING. The amenities are top notch. But the best part about Aurum River Falls is the staff. They are always friendly, helpful and they handle any issue as quickly as possible. A big thanks to Clint, Grant, Yvonne, Tina and Morgan!

I recently attended an open house on 08/11/2018 and met with Clint Davis who was an absolute pleasure to work with. My friend and I visited several properties that day and unlike them Clint and Aurum Falls River had such a relaxed atmosphere and made the choice in choosing them so easy for us. So if you're looking for a great atmosphere, great customer service, and updated apartments at a reasonable price then this is the place to visit and Clint is the guy to work with.

I had great experience throughout my application process with the staff at Aurum Falls River by Cortland. The staff has worked together great as a team from my initial viewing with Tina, to forgetting my license and coming back the following day, to coming back for a second viewing of the property with Grant and ultimately Clint was there everyday and he was very knowledgeable, very responsive with all my questions and concerns throughout the application process. The staff was very welcoming. Not only was I very impressed with the staff, I was also impressed with the new clubhouse, all the renovations to the apartments, the price and how modernized the apartments are at Aurum Falls River. I'm looking forward to living and bring my family to the Aurum Falls River community.

Decent Neighbors; Decent Place; Incredibly Overpriced. When Courtland bought this property from Bell, they began renovating the property. For the past year, it's been non-stop, workers all over the place, dumpsters taking up parking all day, loud noise, obnoxious signs that say 'pardon our progress', and the office and pool being closed. We'd been here three years, happily. There are a few bugs, but there are bugs everywhere. This is NC. We felt that what we were paying was fair, at around 1150-1200 (I can't remember the exact figure) for a ground-level 3 bedroom. The renovations they're doing are simply replacing floorboards, putting in slightly prettier counters, painting, and replacing appliances. And the apartment that I'm paying around 1200 for now all told (including pets, water, etc) they are now going to be asking for over 1500/mo, baseline. We were given no option to renew our lease, only told there may be a 'chance' one of the renovated apartments would be available at that insane pricing. So, we're moving out. That kind of increase is criminal, and having interacted with Courtland Partners for a while now I'm certain they're going to do their best to send me a bill for a carpet they're going to rip out and replace with hip faux gray wood floors when we're gone. They stopped answering their phone at the office, and messages do not get responded to. If you call them, and choose the option for leasing an apartment rather than talking to someone at the office, you're redirected to someone in an office in Charlotte. All told, this used to be a nice place. Now it feels flat-out evil, and I will never rent from a Courtland Partners property ever again. Even when they finally finish renovating everything, it'll still just be lipstick on a pig - enjoy paying 300-400 dollars a month extra to have new countertops. Bottom line; the amenities, even if you use all of them constantly, aren't worth it. The apartments themselves aren't worth it. The location isn't so advantageous that it's worth the price. The previous management which at least seemed to care has been replaced. P.S. Enjoy the smell of latrine/septic tank if you live towards the back of the complex all summer long.

TLDR: The staff is wonderful in every way, Cortland as a company is not, do your homework and look at other nearby properties. There are many options with better value. - Let me start with saying that the staff is top notch. They were helpful and friendly while I lived there and after I moved out when there was an issue getting my security deposit back. If you have issues or concerns, they will help you. However, this place is symptom of the larger problem in Raleigh and elsewhere in the country. Rental rates are outrageous. Companies are buying out older properties, renovating, then raising the rates, often to prices that are unaffordable to current residents who were originally there because that was all they could afford. While I understand this is how the system works, it is making things harder for people who are not made of money. This is what happened here. There are people who can afford these increases, but there are people like me who cannot. I am a young adult trying to make my way in the world and it is hard to do that when every decent property is priced through the roof. Fortunately, I landed on my feet, but there are people who are not as lucky. Under Bell, there were no issues. The property was well maintained, the staff was friendly, and everything was great. Then 2 years later comes Cortland. I can only assume they made Bell an offer too good to refuse and Bell decided to hand over the keys while the getting was good. Seriously, go look it up, they paid $45.7 million according to the property records. Its in the ballpark as a nearby property that sold a couple years ago, but still. To echo what others have said, Cortland started taking away amenities without compensating us at all. I mean when they took away the on-site laundry, they sent out an e-mail saying they would install a washer/dryer in our units for $40/month and the first month would be free, but that came across as insult to injury, personally. This was part of the general clubhouse closure where the gym and business center were closed also. If you take something away, it should be common sense and good business to properly compensate your residents versus a half-baked promotion. I had made up my mind to move out shortly after this announcement because the rental increase was disclosed next and I decided to keep my mouth shut so as to not rock the boat any more than necessary. I wanted as smooth a transition out of my apartment as possible. On the rental increase side, they advised us that renovating every unit on the property was mandatory and we would have to move to another unit when the lease ended. They were doing fairly extensive renovations, so I get that and they did offer to make the first month after we transitioned units free of charge, but it sounds a bit harsh that they would not let anyone who had been a loyal resident stay in their unit and keep their existing rate or accept modest increase. A single unit like the one I had was going to be upwards of $1,100 per month, from what I remember of the conversation, which was (and still is) simply absurd. I havent checked to see what they are listing the apartments for now, but regardless, that is just awful. Bear in mind the unit was a single bedroom and about 750 sqft. I cannot imagine the kind of sticker shock a family with a 2 or 3 bedroom might have had. Do some rough calculations and see how much house you can get for an $1,100 mortgage. It's surprising. If you have money to burn, go for it. Like I said, the staff is wonderful and I wish them all the best regardless of my feelings toward the parent company, Cortland. The property is very close to a lot of shops and restaurants, 540 is around the block, and its quiet despite being next to the hospital. However, if you are like me and starting out or are on a budget, do your homework. There are no less than 5 other apartment complexes within about a 5 minute radius of this one and all are good alternatives.

I am a local pastor who lives here and I absolutely love Aurum Falls River! My wife and I have lived her almost 3 years and have experienced both the old staff and the new management change. We have been so blown away by their kindness and generosity and their willingness to serve the residents at Aurum Falls River! If you are looking for affordable housing in Raleigh with an incredibly friendly staff thats more like family, look no further!

I have nothing but wonderful things to say. The staff are amazing they are always polite and speak. Next, I want to mention that I have not seen any bugs at all. I moved here in June and I have not had any bug issues. The maintenance request are pretty fast. They show up the next day if there is a issue. I love that the community is nice,clean, and quiet. I love this area its so convenient. Stores and restaurants are close by and schools are too . Another bonus, is not having to take the trash out, Having the valet service is wonderful. This is definitely a great place to stay.

Aurum Falls River is a beautiful location and the staff was amazingly helpful. I have been to many apartment complexes in the area and this one stood out! The property manager T. Simmons was so patient in assisting us with close friends who relocated to this area. She took us around all the available apartment units for a grand tour. She walked us through process. Our interactions has always been wonderful. She was always there to take care of our concerns and sort out issues, if any. We highly recommend this place.

From the first moment I walked in to the leasing office, I felt welcomed and "at home." The grounds are beautiful and immaculately maintained, & the clubhouse is equally lovely. The manager and staff are very professional yet passionate about relationships.. I am very proud to say I am a resident at Aurum Falls River and would highly recommend this community.

I really don't understand all the negative reviews. This has been a great place to live at a very reasonable price. The apartments have big windows, large decks, and the grounds are beautiful. The prior office staff was good, but the new office team under Cortland Partners is absolutely terrific--very professional, very friendly, and eager to make this a nice place to live. Someone mentioned spiders and roaches in their review. This is North Carolina. We have bugs. That's why you pay a few bucks a month for pest control. Just call the office, and they will get someone out to spray. If you owned your own home, I guarantee you that you would also have bugs.

I would like to thank the staff at Bells Falls River for being so accommodating when I had an issue with my air conditioning system in my new apartment. I sent a work request via email in the morning before work explaining the issue. By the time I got to work at 8:30 am. There was a pleasant voice on the other end of the phone apologizing for my inconvenience and assured me that my happiness with the complex was his first priority. Their customer service is top flight in my opinion. In terms of the living condition. The property is very well maintained, the units are spacious and the community is surprisingly quiet given all the conveniences afforded for the location. Lots of restaurants, shopping and a really nice walking community. Thank you guys so much. I love where I'm living.

This apartment community is top of the line. The neighborhood couldn't be better, and I could speak for days of the location. Some people may be wary of the price, but the cost is beyond worth it. There are a fantastic number of stores within actual walking distance. Stores and restaurants like, Food Lion, Ace Hardware, Dollar General, Marco's and Domino's, Subway, and on and on. The best part of this place would have to be the staff because the staff here is on another level unlike anything I have ever experienced. Without a doubt, Bell Falls River is the best apartment community that I have ever lived in.

Ive lived here for several months now and have nothing but good to say about Autumn River. The location is in a very nice part of town, close to I-540, shopping, and stores. So far the community has been a very quiet, friendly place to live. Office staff is very friendly and helpful, and maintenance staff responds very quickly to any issues. Zero issues with noisy neighbors, or bugs. I moved in from out of state, sight unseen, and couldnt be happier.

I have lived for for a few years. Let me say the location is great and its conveniently located near many places and things. Most neighbors are quite; again, most is the key word. The apartments themselves are very poorly constructed (creaky, cheap). So they are noisy to begin with. Some barking dogs around but not too bad, the problem is usually the owners. Lots of "bugs" around the buildings, which get into the apartments. The maintenance staff is good, the office staff is also fairly good. I would avoid the office manager, she has the general appearance and attitude of not wanting to be bothered, occasionally rude . If possible on go to the office on weekends and avoid her. Summary: you can find a better place for less (2.5 out of 5)
