Property Details
One of our lovely roommates will be leaving us next month, so we're looking for a great new girl to move in. Earliest available move-in date is September 1st, and latest is October 15th.

The apartment: A four bedroom, rare gem of an upper duplex in Hancock Park. The owners used to live here, and lucky for us they had very good taste: top-of-the-line kitchen, wood floors, gorgeous windows/moldings, beautiful bathrooms. Includes washer/dryer, dishwasher, and a huge backyard with enormous orange tree and garage storage if you have any extra furniture or belongings. The shared spaces come fully-furnished.

The room + office: Your bedroom is in the back of the house, overlooking the yard. There are nice windows and hardwood floors. You'll share a bathroom with one other girl. This room also comes with your own office in the front of the house. In the past, it's been used as a studio space for a stylist and a zen writing spot for a screenwriter.

The neighborhood: Very safe neighborhood full of families and close to Larchmont. Ample non-permit street parking and driveway. Trader Joe's and Ralph's are within walking distance, as are a handful of awesome new restaurants and yoga studios on blossoming La Brea.

The roommates: We're three young women who absolutely love this this apartment and value the roommate dynamic we've created. We enjoy "The Bachelor" viewing parties, ordering takeout together and rewatching 90s rom-coms. We all have full-time jobs in creative industries and take them seriously, but we value our down-time and a work/life balance. Bottom line: we have fun, but we ain't crazy.

Pets: One of the roommates has an Australian Shepherd, Riggins, who is super sweet and affectionate, so we are looking for roomies who are dog lovers -- or at least not dog haters. :) That being said, one pet in the house is enough for us to handle, so we're not looking for anyone with a dog/cat.

Parking: There is two-car tandem parking in front of the gate, a large driveway behind the gate for longer term stays, and ample street parking (Truly. We're in a residential area).

You: Easy-going, respectful, clean, interesting, employed. Someone who's looking for more out of their living situation than just a room in an apartment, is somewhat settled in LA with a steady job and interested in staying for at least a year.

Rent: $1350
Move-in date: Any time between Sept. 1 and Oct. 15.
Other expenses: Cable/internet -- $40/month, water/power/gas -- $40/month, maid -- $25/month; gardener included.
