I have been living here for about three years. This is a wonderful place for students and also families. It is a friendly community with a decent management. The units are quiet and nice with reasonable prices. I highly recommend this apartment complex to everybody.

I have learned about this apartment complex from various reviews over the web. Since we were moving from out of state, it was very important for us to compare bad and good reviews. No matter where I looked, everyone kept pointing out how nice Beverly was, and this was the only apartment complex that did not have serious issues except from 5-10 years ago. I am so glad we gave Fountain Place a try. Pros: Location: Cute neighborhood of REO town with shops and restaurants within walking distance. Walking distance to downtown (most places there close at 3pm for some strange reason except a handful of restaurants), old town, farmer markets, zoo. Highway is literally 0.1 mi away. Since you are in the middle of the town, everything is no more than 10 min drive from you. Community: quiet 80% of the time. See cons for more. People seem decent and it's a mixture population. Lots of young adults, small families, older people too. Management: Beverly is the most amazing property manager we have ever had the pleasure of dealing with. There is a community garden. She posts notes with events in the elevators so you always have something to do nearby without wondering. She puts out snacks and coffee for guests downstairs. Building: it's an older building but it's not one of those rinky dink old buildings. It is well maintained and clean. Appliances are simple but new. Spacious balcony. Concrete walls, and you cannot hear each other well if you holler from one room to another. All doors stay locked all the time. There was a review saying that the buzzer sound leaks through to other units- I have not really experienced that. There is very faded sound when one neighboring unit gets buzzed, but it is very quiet and nowhere near the usual buzzing sound, and it doesn't happen with all of them. The building is always clean. Maintenance: very nice people, do their job well but take a little while if you have non-emergency work order (it's a big building to be maintained, so I try to be understanding) Cons: only one. Edit 4 months later: now two. Community/building: Unfortunately for us, our unit's bedroom wall and window is by the hallway. Somehow, even though I cannot hear my boyfriend shouting from the bathroom, I can hear everything (EVERYTHING) that's going on in the hallways by the bedroom. People do not help when they come back home at 2am in groups and do not keep their voices down (might be just our neighbor, cannot speak for all units). we started to turn on the AC to muffle the sound, and it helped. Parking. We have paid covered parking, which we came to find out is enforced only during business hours. We were told that it is not enforced on weekends because it is not an emergency. It seems to me that it should be enforced specifically during after-hours and weekends because that's when people tend to need to park wherever they want. Essentially, your parking spot is protected during business hours, when you are not in need of your parking to begin with. In the 4 months living here, we came home 3 times on a weekend with somebody else parked in our spot. Advertising "private parking" is misleading, since it is only private during business hours when manager can call it in and when you are not at home to need your spot. The towing company will not tow cars unless the manager had confirmed that it was parked in the wrong spot. I have never heard of such set up for paid parking. Overall opinion: Manager's efforts and attitude make this place more than worth it. They try to make things better if you address issues. There is regular amount of city noise on the street side of the building, neighbors are generally quiet except when they are in the hallways. Pool, work our rooms, and office room are maintained. They have 3 internet providers available, no light speed unfortunately. I would suggest this place to everybody, but do so only to decent people that I know will respect the place and neighbors. She truly cares about the residents and the building, and it shows through the actions: all windows were recently replaced, driveways were re-paved due to to pot holes. There is a community garden. She posts notes with events in the elevators so you always have something to do nearby without wondering. She puts out snacks and coffee for guests downstairs. Building: it's an older building but it's not one of those rinky dink old buildings. It is well maintained and clean. Appliances are simple but new. Spacious balcony. Concrete walls, and you cannot hear each other well if you holler from one room to another. All doors stay locked all the time. There was a review saying that the buzzer sound leaks through to other units- I have not really experienced that. Somehow, even though I cannot hear my boyfriend shouting from the bathroom, I can hear everything (EVERYTHING) that's going on in the hallways by the bedroom. People do not help when they come back home at 2am in groups and do not keep their voices down (might be just our neighbor, cannot speak for all units). We have been awakened every single night by loud voices and door slamming for the first few weeks, but then we started to turn on the AC to muffle the sound, and it helped. Somehow, we can also hear the child that is in the apartment across inside our bedroom. I am not sure why I can hear everything so well in the bedroom, since I cannot hear any noises even shouting from any other room of my own apartment. People from apartment complex across the street are loud sometimes and argue outside to the point where you can hear it inside your own apartment if it's facing the street. Shutting the windows or calling police helps if it bothers you (never had to call cops), though not convenient when you want to enjoy a nice breeze from outside. Personally, people from across the street don't bother me much. Overall opinion: We love Beverly. Her efforts and attitude make this place more than worth it. They try to make things better if you address issues. There is regular amount of city noise on the street side of the building, neighbors are generally quiet except when they are in the hallways. Type of Rent - Deluxe 2 Bedroom Age Range of myself and Roommates - 21-27 ======================= PROS ======================= LOCATION LOCATION LOCATION! It's right on the highway and just far enough away from downtown Lansing and the south side of Lansing that you dont have to deal with homeless or worry about random crime. 200 yards away is great trucking diner, awesome bbq, and a nice bar. >5mins from Frandor (large shopping area), ~15 mins from Meridian Mall, ~15 mins to Eastwood (large shopping/restaurant area w/large theatre) EVENTS AND THE RIVER TRAIL In the summers, Reotown has a few BeerFests and Food events where it really shines and gives a nice sense of culture if you choose to participate. Additionally, the apartment complex is right on the river trail. 40 feet from the backdoor is where the river trail starts. If you enjoy biking or running then you can quickly jump on the trail. TRASH It's probably about 100ft from the back door so you don't really have to walk a mile anywhere. PARKING/COMMUTE You are literally a left turn away from the highway. >1 minute from parking lot to highway. Lots of parking spots available and carports exist here. NOISE POLLUTION? LIGHT POLLUTION? CRIME? Little to none. Unless you're a weak human being. I can go over that in CONS. No crime ever here. Unless you hate skateboarders, joggers, fishermen, cats, life in general. POLICE RESPONSE! EMERGENCY RESPONSE! Police response was less than 7 minutes around 1am the one time we had to call to the issue I went over above. Emergency times here probably are just as low if not lower because Sparrow Hospital is >1mile away. Sparrow Fast Care is also >1 mile away from the complex and can be a stand in for Urgent Care during the day. For 24/7 service you'll probably just have to go to Sparrow's emergency room or google maps a 24/7 urgent care. NEIGHBORS?! APARTMENT CULTURE? You'll see mostly students but people of all ages and cultures live here. Never seen anything confrontational here. Beverly does a really good job of posting event updates and setting up things like yoga for people. SECURITY Cameras at all doors and parking lot. Police response is near instant. Location is by the highway and just far away from the south side so you don't have to deal with crime pretty much ever. I run alot at night and don't see anything. Usually anywhere from 1am - 4am. Front doors of your apartments have small viewing windows, like 4in x 4in, but about 3 feet behind that, there's another door you can keep closed so that even when people look in your front door, they can't see anything inside your apartment. You have to buzz people in too before a large security door lets them in the front. STAFF & MAINTENANCE The best. Beverly is amazing. She's very good at the small things that really make or break your stay here. She keeps great track of packages when you aren't there, posts about upcoming events that you might not have heard of, and is very visible and approachable. Easily the nicest manager ever and loves cats. The maintenance people here are amazing and will fix what they need to when you put in a request. Turn around on your request is easily within the day. ======================= CONS ======================= NOISE/LIGHT POLLUTION You literally can't hear the highway despite being close to it. But, if you are a weak human being and can't get good sleep if a pin drops in your room, this is definitely not the place for you. Wind gets really loud the higher you live. PARKING/COMMUTE The street from parking lot to Washington Ave is on a bit of an incline. During winter, people get stuck pretty easily. Incline is at like 20 degrees HEATING/COOLING Heat is free, runs all winter so prepare to live in a volcano throughout winter and tape your windows up because the heat retention here is terrible. All of the living room windows (just the living room) have spaces in them so you will get cold in the winter and lose cool air in the summer.

I moved to Lansing in August 2014 to start my program at Michigan State University, let me start by saying Mrs. Beverly - Property Manager was a great asset during my search, app process and transition. I was living in Atlanta, Georgia and am one of those students who was unable to come do physical searches on properties prior to moving to Lansing, Michigan. I relied deeply on the reviews, ratings and conversations with Property Managers. Mrs. Beverly took the time to explain the property to me and entertained the endless questions I had about Fountain Place Apartments, even those questions I had regarding some of the negative reviews. I was provided photos, floor plans and advice on other things Lansing to help with my transition. This was a scary process for me because I typically get to do a physical visit to complexes I am considering. She told me I wouldn't be disappointed - she was ABSOLUTELY correct!! I am very pleased with my Fountain Place Apt, I am a girl who shops and storage is a must...HOLY MOTHER are there CLOSETS!! It's spacious, I have a balcony, picture windows, new carpet and counters! There is a foot of concrete above, below and around me which makes the unit very quiet. I have had friends from GA come up and they marvel at how well decorated the lobby is and how good it smells. They comment on how quiet it was the entire weekend they were here. The space is super perfect for me. My neighbors are kind and speak when they see me. This location is also very central to downtown, restaurants, bars and activities. Access to the River Trail for walking, running, biking or fishing is literally in our backyard. There is an Internet Cafe in the basement along with a spacious Laundry Mat and Fitness Center. There is also a pool outside. Grocery stores are a quick 8 minute drive down the street and I can get to East Lansing/Frandor in about 8 minutes as well. There is also a bus stop across the street...right in front of the door of the community so if you are using Pub Trans and time it right you only have to be outside a couple of minutes before the bus arrives. Paul, the Maintenance Man is swift to action and very friendly. The few small maintenance issues that have arose since my arrival have been resolved within a couple of days. The building is very safe requiring a key to enter the backdoors and the main lobby and Guests have to be buzzed in. The building also has CCTV further adding to the security. If I had to do the epic 5 state move over again, I would still choose Fountain Place Apts as my Lansing, Michigan home.

Lived at Fountain Place for 3 years due to its proximity to Cooley Law School. We didn't have any major issues in that time, and any minor issues were promptly resolved by the staff.

I have been living at Fountain Place for about 2 months now. I have to say, some of the negative reviews are quite unfair. I believe it's a matter of perspective. Every home, anywhere has issues, without exception. The building is old, and therefore had, has, and will have problems associated with being old. So, to respond to and hopefully dispel and negative notions about the complex: -The building has hot water heating, so it's loud. Every school I have ever went to was the same, so from my perspective, it doesn't bother me. -Mice and other infestations are common everywhere and are the result of unsanitary RESIDENTS, not the fault of owners or managers of the property. -The walls are plaster, and thick. I rarely hear my neighbors and I never get any complaints, despite the fact that I am a musician and practice regularly with amplified instruments and with other musicians. -Cabinets and other fixtures are pretty standard and are not any less well constructed than what most of us are familiar with (and by us I mean people in a low enough tax bracket, as to not be so whiny about such matters). So, to conclude. Fountain Place is a fine place to exist. The cost is low. People are friendly, the manager is courteous and will know your name within the first month. The maintenance people are responsive and helpful and take their work seriously. The location is convenient and interesting. And I simply cannot understand nor relate to, the issues that some reviewers are describing.

I love living here. Its quiet and peaceful. Its nice to have a balcony overlooking the Grand River. I have storage here and a carport for my car. Fountain Place allows grills on the balconies. They also have space available to grow your own produce if you wish. The building is constantly being improved. The laundry room is big and clean. The gas and water is free which saves me a significant amount money. Its an overall pleasant environment if you have a family. Its great if your single and going to school too. The staff goes above and beyond what ive experienced living elsewhere. I've lived in two other much more expensive apartment buildings in the lansing area Fountain Place beats them both hands down.

Fountain Place is the best all around apartment I have stayed at in my dozen plus years of renting. I have a huge apartment with a large balcony right on the Grand River. I have free cooking gas, free heat, free trash service, and free water. These easily save an average of one hundred dollars a month. The laundry room is very big, with new washers and dryers. It even has vending machines. The River Trail has an entrance right out of the back door, so walking or riding a bike downtown is easy and convenient. Cata bus stops are right in front of the building. I even have a carport for my ride. The staff are all friendly and prompt. I've only had a couple maintainance issues and they were addressed quickly. The location is wonderful, just a couple blocks from incredible restaurants and nightlife. If you want to get around town, you're only a block from I-496. If you want to stay in, there is many delivery options from some of Lansing's finest restaurants. They even let me have my satellite tv, unlike my last 7 apartments. To top it all off, Fountain Place is the least expensive apartments I've stayed at or toured. I plan on staying here for many years to come.
