I recently became aware of some negative posts against University Real Estate (URE) on this site. I feel compelled to comment on these posts as they are extraordinarily misleading and unfair, both to URE and to Lake Plaza Condominiums. For the record, I am not part of URE, but I have known the professionals who run this organization for a number of years. Mr. Carmon, you will know me as 1/2 of the "old couple" allegedly stranded on the 10th floor when the elevators were inoperable. Thank you, by the way, for that description! Lake Plaza is a group of privately owned condominiums on the edge (but near the heart) of the UT campus that is primarily occupied by students. Many, if not most, of the units are owned by the parents of current or former students. URE does not own any of the property. They manage the building on behalf of the Lake Plaza HOA, and they lease units on behalf of many of the individual condominium owners. I am very familiar with the rental agreement that residents are asked to sign, and I can attest to the fact that there are no hidden fees. I also know that security deposits are returned as long as residents respect the property and leave it in good condition. Holes in the walls, carpets soaked with dog urine, and appliances or fixtures that are broken as a result of mistreatment are not considered "normal wear and tear" and will be penalized. Unit owners are ultimately responsible for rules violations or acts of vandalism committed by their unit's residents or their residents' visitors; however, the resulting fines will be charged to the residents. This policy is clearly stipulated and widely understood. While it is true, Mr. Carmon, that one of the elevators at Lake Plaza was inoperable for several months last year, your post omits the fact that it was vandalized by some of the students living at Lake Plaza, resulting in a repair bill of greater than $80,000 that had to be paid by individual unit owners (not by URE.) The two elevators are now fully functional, and as far as I am aware, there have been no significant problems since the repairs were completed. As long as residents respect the property and follow a few simple rules designed for the benefit and security of everyone there, Lake Plaza is an enjoyable, safe, and exceptionally convenient place to live, even for "old" folks like me. URE is comprised of a fine group of people, and in my opinion, they are doing a superb job of managing Lake Plaza Condominiums.

I own a unit in the Lake Plaza Condominiums. Ever since signing a contract with University Real Estate to manage my property, I have been extremely satisfied. The staff has been outstanding dealing with my issues concerning the unit. Each staff member I have had the pleasure of speaking with has been kind, courteous, and prompt. They have taken care of everything from replacement of a garbage disposal to installing a new air condition unit. In addition, I worked with them this past summer to have new flooring installed in my unit. I was not there during the process, but the staff members made sure everything went smoothly. In addition to owning a unit, I have also rented units from University Real Estate. I would only rent with this company in Knoxville, as everything I said above applies to their renting process as well.

I own a commerical, construction and turn-key cleaning service based in Knoxville. We have been servicing the Knoxville University of Tennessee campus apartment complexes for six years. We work with four different management companies during the summer months. There is a very short amount of time to prepare these apartmentunits for new residents moving in. I would like to express how blessed we are to work with URE each year. The expertise and the amount of time maintenance puts forth is far and beyond what I see at other complexes. They do not cut any corners to fix an issue. They go the extra mile because the resident will expect no less. It is refreshing to see this kind of integrity and concern for the property and the residents.

You know nothing Jon Snow. Every time I have called with an issue, the office staff is very helpful and understanding. Some things take longer to fix than others, so it is frustrating, but this company truly tries to help their residents have a good experience living in their complexes. Would recommend to my friends and family.
