Not a bad place to live. The maintenance department is great hopefully since Monty left it will stay that way. They use the best carpet cleaners in the triangle. I would recommend this for any small family or college student. The commute to Duke University is very short.

I haven't been here a month yet. I have a sick child the tenant up above me omg . At times seem like they going to come through the ceiling .dont know if I can take this .thinking about terminating my lease early. I give people the respect they deserve I expect the same. I let them know they are too loud guess what they stomp even the more. My daughter has heart issues she is constantly jump because of the loud noise from the apartment above us. So far the staff has been great,loving the apartment it is nice and clean ,and no bugs but just cant deal with the noise above me. Every tenants that have children needs to be on the 1st floor smh. I have to pray to keep from going off. Jesus Jesus Jesus

Great location! Close to Duke Hospital, shopping square and so much more! The apartment managers as well as leasing agents are all wonderful and hard working people. Very pet friendly with amazing prices and beautiful spacious apartments with so many amenities that you know you and your family will have endless fun. Come on down and see Yelnitza in the office so she can work with you and all your needs! She was more than helpful and speedy with my rental agreement. So grateful to have stumbled upon this gem! ** I have added to my review because I am having issues with secondhand smoke seeping through my pipes from the neighbor beside me. I have had maintenance come and check and they poured bleach down the sink but the smell still persists. It's not all the time but you can definitely tell when the guy next to me lights one up. His yellow blinds tell it all. I am in the middle of getting a double lung transplant and shouldn't be having to deal with this everyday but I do. Not to mention the lack of parking. It's like over half the cars never move. So I back my 5 stars down to 3. **

Great Maintenance support. Phone call was placed overnigth and the person on call was willing to make it to my place that time but I suggested first thing in the morning instead. Indeed, problem was fixed around breakfast time. Office staff are also excellent with support when reached. Great place to live for a great price. Thank you guys!

Really nice apartment. They respond punctually to service request. Ive had minor maintenance issues and theyre fixed it right away. Rent is constantly increasing and they dont have public parking. Ive had many friends get their vehicles towed. I lived there for 2 years. FYI PEOPLE STEAL PACKAGES. Front desk doesnt hold packages

Management can be very cruel at times but for the most part the price's are decent for the apartment size. If management could get it together duke manor will be the place to live.

Put in a work order. Not ten mins later they arrived and fixed my blinds. Yelnitza is a fantastic leasing agent and she is always so efficient and courteous.

The rent exceeds the value of this place ..every year it increases,yet the value doesn't. With all fairness the area is really nice yet the facilities that are presented do not live up to the expectations. Moving in is easy but staying in is harder

It's kind of dangerous but it's close to everything. If you really want to daily walk is so easy to walk up to the Kroger's and get a snack.

When I first moved in it wasn't so bad, it's quiet (most of the time) and I hadn't had any problems. The apartment was nice and rentovated, the people in the office are very professional and kind , I had no problems with neighbors everything was kosher ...........until.........spring came along, these bugs EVERYWHERE. Roaches in the kitchen. Roaches in the bathroom. Then recently one decided it wanted to cuddle up next to me. I have to call the office to tell them to spray every two weeks pretty much because whatever they are spraying is like body mist to them. If you have small children I wouldn't recommend it because I'm always looking over my shoulder to make sure none of these dinosaurs are crawling on my baby. My least ends in June and I don't plan on renewing, sorry. If there was a way to get rid of these damn things I would stay but there isn't so keep looking :).

The area is good close to every where good elementary school several floorplans though it is an old apartment complex they are working on updating them no enough parking spots two pools good tanse Cort Olde londry room.

Pros: Maintenance and attendants very helpful and kind. The location. It is close to Duke West Campus and there are Duke and Data buses in the street. The price is ok, but there are better options with the same price. Cons: Apartments are old and they have serious problems with roaches. I lived in two different apartments (1 renewed and 1 not renewed) and both had serious problems with roaches. I know lots people living there, in different buildings, and they have problems with roaches. The renewed apartments are, in my opinion, worse than the old ones. The old apartments have nice ceramic floor in the kitchen, for example, and the renewed has a terrible ugly vinyl floor. The kitchen smell spreads more in the renewed units because they have an opened wall to the living room.

I lived at Duke Manor for three years (Aug 2011- July 2014) and would recommend living here. It is the best bang for the buck in the area. For the price, don't expect the Four Seasons, but it is definitely worth the money. For a 1BR, my utilities ran at about $30 for water, trash, and sewage (same bill) and about $100 for electricity. As a former Duke student, I will review from that perspective. Duke Manor is located right next to the Medical School and walking distance to West campus. It is also walking distance to a Kroger, many restaurants, and fast food locations. The maintenance was prompt. I had a clogged sink, broken water heater, and broken circuit. All were fixed the same day. The buildings were quiet and I never heard my neighbors through the walls. Duke Manor does have a reputation for having high crime. But I have never seen an issue. In the nighttime, Police officers are stationed at the complex. Some buildings do have a roach issue. I lived in three buildings. Two had occasional roaches (no more than you would expect in any location), but the third had a major issue. Duke Manor sprayed often, but that did not solve the issue.

This community is really starting to pick things up around here. They are in the process of updating all the units in the community, and they are surprisingly really well done. There is always available parking outside my unit which is nice in avoiding from walking across the community - which I've done in the past. The rates for the buildings are pretty unbeatable and the community even provided us free breakfast last friday. From what I have seen in the past 3 years, Duke Manor is really on the rise.

My experience at Duke Manor has been a pleasant one. For the price I'm paying, I'm getting everything I would expect. The apartment homes are all well sized and as clean as you keep it. The community has been doing a better job of maintaining the outside look of the property, including more frequent upgrades, maintenance, and yard/grass work. I wish it were easier for guests to park in visitor spots without the chance of getting towed.
