I had a good experience living here. The complex is close to many grocery stores and restaurants, and it's just a short bus ride to campus for class. Maintenance and work orders were always done on time, and there is plenty of parking for residents and visitors. Good place to stay overall.

After my payment didn't go through, as a result of a processing error on their side, my account incurred multiple fees. When trying to sort the payment out, management was unsupportive. I tried to call and speak with the manager and was told they were busy and to send email, which they never responded to. If they're looking to retain tenants, this is no way to do so. Will not recommend this place to incoming students.

I have lived at West 20 for almost three years, and it has been an amazing experience to say the least. It all begins with the staff. The staff is so incredibly helpful and is always on your side if you have questions or concerns. For example, they never lose your packages and always respond to maintenance requests. Every interaction is met with a cheerful attitude and a smiling face. As for amenities, where do I begin! The A/C is completely mold free, and I'm sure if there was some mold there, the staff would get it fixed for you in an instant. The dryer works amazingly well, the sink is always fully functional, and the gate.... the gate is easily one of the best pieces of equipment on the premises. I can't emphasize how well that thing works, and it is so quiet! Nothing has ever been so soundless at 2 in the morning. It really is incredible. Several of my roommates and myself took part in an incentive to receive a $300 gift card for renewing our leases. What an amazing deal that was! Let me just say that not only did we receive these cards, but it was done so in a timely manner. I still can't believe what it feels like to have this $300 reward in my hands because I 100% have it. Anyway, it really has been a pleasure. I would definitely recommend!

Out of all the apartments that I've toured around the UF area, West 20 has been the best bang for your buck at a great location near Campus. The buses to get to campus are frequent so there is no worrying about ever getting to class on time. The staff are very helpful when retrieving large packages from the main office. Whenever I have a maintenance problem in my apartment, the process to address it is super fast and easy and they fix it surprisingly quickly. I have been living here for about a year and I already signed my lease for next year as well. I definitely recommend living here.

West 20 is everything you would ever expect from a college living complex- rowdy neighbors, great proximity to campus, amenities that are always clean and fitting for collegiate residents, and young management. A few things worth noting are that since management is young, the few times that I personally have had any grand issues with my apt (my AC was broken for a week) I had to contact the company that owns West 20 to truly see action and maintenance do a good job. On that note, the younger management does do a great job at advertising and hosting events for the complex, which residents reap the benefits from. Aside from management, the only other reason this review isnt 5/5 stars is because all around my apartment, each one of my neighbors are typical college students who host parties until 3 am and/or feel privileged enough to come banging on your door at noon on a weekend chastising you for hanging up a wall decoration on a shared wall. Also, when will the complex hot tub actually work?

Overall good experience, close to SW Rec and all of the popular Archer Road restaurants. Also a great selection of grocery stores in butler plaza. Excellent bus service routes 20, 21, and 28. I think the one issue I have is that amenities (water, electricity and starting soon, TV) are not included. My experience with work orders are good, never takes long.

Great maintenance, LOTS of parking for residents and guest! Rooms are big and comfy. No issues with crazy loud neighbors. Decent bus routes and timing. Overall pleased with my experience living here and will live again.

When I first moved in, there were a few things I was worried about and Jason and Ronard worked with me to alleviate those problems. Since then, I have been very pleased with West 20 and have decided to renew for next year. My maintenance requests are taken care of very quickly and the staff is very friendly. The price is great for the location and proximity to campus are some of the biggest pros about living here, but the apartments are nice and spacious as well. All in all, my roommates and I have made our apartment very homey and I plan to live here for the next two years until I graduate!

I'm a grad student at UF and have been generally pleased with my experience living here. I live in a 4x4 with 3 other roommates in the same program as me. We love the location and how close everything is, as well as the amenities and the size of the apartment. We live on the first floor and for the most part have had no issues. However, when we first moved in there were a bunch of little things wrong with the apartment that we had to incessantly bug the office to fix. Everything was fixed, but it did take a while due to the small size of the maintenance staff. They prioritize maintenance requests based on how urgent they are. I signed my lease based on a recommendation from a friend, but saw the bad reviews after I signed and was a bit worried. Sure, the apartment appliances/furnishings aren't the best but my roommates and I have made our apartment very homey and we re-signed our lease for next year. No, I don't work for the office and don't plan to because I have better job options as an intern in my field. I've heard bad things about management but personally have not had a bad experience with them. I'm comfortable where I am and don't really want to go through the hassle of moving. The apartment is suitable for my needs and I really like how big my room and bathroom are. Just a warning though: If you live on the first floor you will encounter cockroaches, guaranteed. It's not an infestation or anything like that. It's more of just a once a week thing where I find a dead cockroach that crawled in from outside.

Maintenance Crew was awesome! They came in and fixed my AC at 12:00AM when we were all sweating .... Two of their guys came into my apartment to fix one thing and then ended up fixing several things that they were not called to do! Great Service and great people!

These are very nice apartment definitely better than campus lodge. Bus rides are 15min at most. Staff is friendly. The locstion is great because it doesn't go through Archer .

Lived here for two years. Management changed for the better. Maintenance is fast and nice, the complex feels secure, but rent is increasing over time. Issues: walls are thin. Gate is broken most of the time or annoying to use, and parking is competitive for some buildings.

Living here has been a great experience. My friends and I have managed to make our apartment very homey. Maintenance always responds to our requests in a timely manner. Moreover, the leasing office is always helpful with any questions my roommates and I have. Because of the location and affordable price, I decided to resign for the upcoming fall.

I love it at West 20!! I lived here for the fall of 2016 and spring of 2017. Very helpful staff they were at my beckon when it came to everything! Any problem I had they had a solution, I wish I could stay longer but my time in Gainesville is coming to an end. I really suggest moving in here they have everything you want and need!

My experience here started off better than its ending. Living here is fine. The bus system is good. My room is pretty cozy. I enjoy my roommates. I don't like sharing a wall. My AC isn't very strong in my room and I have to use my fan to stay cool.

This place was okay. I lived here for three years, two of which it was still The Estates. The last year I lived with West 20, and honestly the change of management was a nightmare. For example, one day I was stepping into the shower and I hear a knock on my bedroom door and someone yelling "Strip your bed, we're taking your mattress!" So I had someone with no warning take my normal, decent, comfortable mattress and replace it with a hard, uncomfortable, dorm style bed. They also replaced a medium sized desk with shelving with a small table that they tried to pass off as a desk, and a five drawer dresser with a newer and smaller four drawer one. It just felt like they were taking good quality furniture, that was just a little bit used, and replacing it with cheap terrible furniture so that they could say "we spent millions on renovations" and charge more money without caring that the new furniture actually was worse than the old stuff. Another atrocity was the fact that they did not donate any of the old furniture. It was all left in a pile outside of each apartment building for over a week. So many nice mattresses, box springs, dressers, and other furniture was just left out in the rain and ruined instead of being given to a homeless shelter or given to low-income families in the area who could've really used it. So now what's left is a place that is pretty overpriced for what it is, because they seemed to cut corners wherever they could.
