Moved in at the beginning of the month and I have not been impressed. Its been over 3 weeks since a maintenance request has been put in and still they have not come in to fix the problems. All you see is the maintenance guys in the shed laughing and conversing at all different hours. At this point, I did most of the work myself!! Apartment that I initially toured, is not what I received. Apartment received is considerably smaller. The only positive comment to make is that the amenities are great. I regret moving here!!!

In a nutshell, things started off meh, but got considerably better. Overall, our experience is positive. When my wife and I first moved in, the apartment smelled terrible, (last tenants assuredly had pets) because the carpet wasn't cleaned well. There was fur everywhere, and particular spots reeked of urine; youd expect the carpet to be replaced altogether. The walls werent repainted, and worst of all, there were roaches. Since then, the carpet on the first floor was stripped and replaced with vinyl flooring, and the roaches are gone thanks to the maintenance staff! It was a work and progress, but my wife and I got the rest of the pet smell out the house through a round of carpet steaming upstairs. I rated the complex a 4/5 mainly due to the mixed first impression we got when we first moved in. Everything is good now, and we recently renewed! P.S. The internet here sucks.

I lived here for my senior year of college (2017-18). The office staff was always friendly and helpful. The facilities offer convenience in picking up your packages, doing laundry, printing and getting your morning coffee (Starbucks). There were some tiny maintenance issues that sometimes got overlooked but the big ones were dealt with promptly and the maintenance crew are friendly too. The buses run frequently and the location is fairly quiet. I lived in the upstairs unit and didn't have any noise issues. The one bedroom is spacious, apart from the kitchen, and the A/C was stronger in the bedroom than the hall. The balcony was a nice extra! Moving out was really smooth as well. Easy to give notice so they can re-lease the unit, return the keys and no surprise charges! If I ever had to move back to Gainesville, I would definitely live here again!

I've been at this apartment complex for six months now, and so far so good. I have not had any issues with maintenance, or with any other apartment complex related items. My utility bills have been pretty low, the noise level in the apartment complex is not too bad, and the place is extremely pet friendly. Also, they do have a lot of really good amenities, for the price that you pay for the apartments. I especially like the fact that the apartment complex sits back off the roadway a little bit, which gives you a feeling of privacy from the bustle of Gainesville. I do have a couple of small complaints about my upstairs neighbors, but I do not feel that is the fault of the complex management. I do have a couple areas of concern that I feel that they may be able to work on fixing. First is the fact that they need to enforce parking standards along the curbs. Many people Park so disorganized, and so far away from the curb, it just makes the place look bad, and makes driving through the complex a little tricky sometimes. Another issue that I have, is the pool area. Although the pool area is very nice, the pool tends to not be very clean. Many times there is a bunch of debris in the pool, and lately there has been a fairly persistent green tint to the water. I am trying not to hold that against them too much, as the amount of rain that we have had lately has been very high, but I would like to see a little bit more constant maintenance done on the pool. Finally, when it comes to lawn maintenance at the complex, they do a pretty good job of keeping the grass under control, but I would like to see them do a little bit better job clearing out the grass that pokes through the concrete sidewalks and parking areas. One of my biggest pet peeves is grass and other weeds that poke through concrete, it always looks terrible to me. in conclusion, I think this is one of the best apartment complexes you can get for the price. You are always going to find some small issues with any apartment complex, regardless on where you go. I truly think that for the value, this is the best that you can get in Gainesville.

After living in this apartment and finding other options I have found that there are much better places to live (yes, even so close to campus) than Towne Parc. I have compiled and pros and cons list: Pros: - close to campus - great road to live off of and nice walk for a dog - has garden plots - very dog friendly Cons: - my apartment is outdated and literally falling apart in some aspects - by the time you pay for internet, cable, water, and utilities you might as well be at a better place **EDIT**- if you get the free internet promo from them it is extremely slow and only supports about one device (called COX and they can't find an account) - dog park is a dust pen **EDIT** - maintenance is extremely slow (my shower DID NOT GET CHECKED for three weeks and did not work for the first month of living there) - Thin walls that do not keep in your AC or heat. Your unit will constantly run and upstairs will not cool off. It is also really easy to hear your neighbors - management does not care about anything I recommend if you are looking for a place near campus you find another apartment. There are better places to live and this complex tries to use their community amenities to pull you in. Dont fall for it like I did. If you dont care about the listed cons and just want a place to live, then this is a place for you. Also, most of the apartments are not updated so it is likely you will get an apartment that has carpet and very outdated.

When my wife and I first moved in, the apartment smelled terrible, (last tenants assuredly had pets), the carpet wasn't cleaned well (fur everywhere, reeked of urine and feces; youd expect the carpet to be replaced altogether), the walls werent repainted, and worst of all, there were roaches. Since then, the carpet on the first floor was stripped and replaced with vinyl flooring, and the roaches are gone thanks to the maintenance staff! Its a work and progress, but my wife and I met them halfway and got most of the pet smell out the house through multiple rounds of steaming the carpet in the rest of the apartment. In reality, Id give the complex a 3.5/5 mainly due to the bad first impression we got when we first moved in. Everything is [mostly] good now, and we recently renewed!

Had an argument with my roommate and the staff their took an unbiased action towards us and did everything in their power to keep the playing field fair which is all anyone could ask from an apartment complex, friendly staff and a true neighborhood feeling area. The only reason it's not a 5/5 is because there was always an angry goose that waited for anyone to walk by to chase after you.

Lived here for three years. Great staff and maintenance that all live on property. Would have without question renewed again if I had the choice. Only consistent issue we had was that the A/C units always had trouble keeping the unit cool during the day since there's virtually no insulation on the second floor.

They claim to be very pet friendly but have refused to improve the rapidly deteriorating dog park. The plank of wood they have there caused our dogs to get splinters, after pleading with them to change it for 2 years they still have yet to do anything. Additionally the rates continue to go up but very little is done to improve the old buildings. Our floor was on an increasing slope which led to the hardwood cracking by the door and the door to get stuck often. We also had a very noticeable crack in our wall and it was also obvious that the humidity remains trapped in the walls; I always wondered what could be growing in there. Our air conditioning system would have continuous problems. Luckily the maintenance guys are quick to fix things. But the management clearly need to begin to listen to the residents and stop making decision they solely think is best. Maybe they should ask the residents why they would like to see in the community as opposed to spending money getting new pool furniture and a new office when the laundry machines are falling apart and barely dry. The only thing that kept us there for a second year was the great office staff, maintenance guys and our great neighbors. The administration ultimately started to deteriorate in quality once Kim left. She was the one who actually listened.

This place is one of the best to live in Gainesville, the staff is very good and the people here are super friendly. They are pets friendly as well! It is not expensive as other places around here and they keep everything in the best conditions!

I have lived here for a short time ( just 6 months). I have to say that Towne Parc Apartments is the best place where you can live..and not only in Gainesville! Moira, Sarah, Katherin and all the girls in the office and sweet, gently and they try to do the best for help you! Jorge and the all the staff fix everything immediately!!! I have cried when I have left this place..it is a paradise!! Really everything clean, everything is how you would like to be! The BEST PLACE

Truly a hidden gem of Gainesville. Lived here over a year and can't say anything but wonderful things about the staff and maintenance. Beautiful pond with turtles, friendly neighbors, always clean and well kept, maintenance is always on time and fixes whatever issue immediately, and the property manager is the best. They always have a clean pool and do events all throughout the year, blood drives, basketball tournaments, you name it. While at the same time, it's quiet. My husband and I absolutely love living here. Will definitely be staying as long as we're at UF.
