The location is great...if you like bars, restaurants, and the movie theater. Having said that however, I definitely believe they are WAY over priced! Seriously over priced. You can go a mile away and live at Tuscany Apartments (nice property) and get a whole of a lot more for your dollar. Lastly, if you do choose to live here, do not...I repeat, DO NOT live downstairs! The noise that comes from upstairs is ridiculous. The floors are wood laminate and I believe that contributes to the noise issue. The walls are also very thin. If I could do it again, I would go elsewhere. The location and popularity of the place are not worth the amount this place charges. Save yourself money and headaches and go elsewhere.

To start off, just wanted to say that I did/ do not live at this property. Thought I'd write a review for the reason that deterred me.. The pet fees are unreasonable. Pet deposit is $350, pet fee is $350, and pet rent is $25. I have two cats and the property wanted to double tap each fee for both pets. So...$700 potentially refundable pet deposit. $700 non-refundable pet fee. $50 pet rent each month moving forward. Pet deposits are reasonable (however I don't necessarily agree with doubling the amount). The pet fee is where I was really hung up- pet fees are for upkeep/ maintenance of shared pet amenities...which are non existent for cats since they are apartment bound (i.e. not needing a dog park, waste stations, etc.). Not sure its fair to have a blanket pet fee policy. And I don't agree with doubling that fee (even for dogs). Just seems kind of steep. I asked the manager on site if the fees were negotiable or for her to at least justify them so I knew how $700 in pet fees (on top of the $50 rent) was actually being spent. She admitted that she wasn't sure about the pet fee, stepped away to see if her supervisor could offer an explanation. She came back to me and essentially said something to the effect that the property doesn't have to be pet friendly, they are, and so they have the right to charge what they want. I mean, I guess that is an answer, but it doesn't justify the price. Too bad. The apartment complex is new, aesthetically pleasing, and in a good location. I liked that there were restaurants and businesses co-located with the residence. Cool concept. I understand why the rent for this location is higher compared to elsewhere in El Paso- you are essentially paying for the lifestyle/ location. But with already higher baseline rent prices, I think it's bad business to whack tenants with outrageous fees on top of it.. that can't be justified.

I resided at the Venue from Sep-16 to Dec-17. The service from the leasing office personnel is exceptional. Any issues that I had with my apartment were addressed in a rapid manner. Any issues on the building itself that were reported or spotted received similar attention. Security was my main concern when I moved to El Paso and the Venue exceeded my expectations. Residents respected each other's property, ie: I left my phone on top of my car overnight and it was there the following morning. FedEx left a package outside my door while I traveled for 2 weeks, upon my return, the package was where Fed Ex left it. As I mentioned above, I traveled often and never had issues with my car being parked even when I sometimes left it unlocked by accident. The maintenance personnel were always actively repairing or cleaning. To re-emphasize the exceptional service from the office personnel, due to my constant travels, I would often: -forget to lock my door on the way out and the office personnel would ensure it's security with a phone call -have furniture/parcel deliveries and the office personnel would ensure that these items made it into my apartment. I highly recommend this apartment complex.

This is one of the best properties I've lived at. The location is great and the property is well maintained. If ever I had any issues with my apartment or needed assistance the staff was ready to help me without hesitation. Much thanks to Miriam, Jamie, Laura, & Luis for all their help.

Great staff. Excellent floor plans. Poor construction which allows for a lot noise from the outside Mesa Street. This noise would had been cut down if the exterior walls were thicker and insulation could be more. The Windows can be argon filled which cuts down the noise and energy bills. High ceilings help on energy bill but hurts during the winter months. Design of bathroom needs to be slanted downward for water to drain walk in shower. The walk in shower is level and not slope to allow water to drain. The noise so bad the bathrooms vibrate this caused the shower rod in each bathroom to fall multiple times. The apartment is poorly situated in design when wind blows the halls facing the mountain create wind tunnel affect. Carpet is cheap quality can be found in low income apartment. Wood floors are laminated not hardwood that is advertised. The units are over priced. Pet fees are extreme the deposit $700 per animal.

Nice complex, but way over priced for what they offer. Pool areas and all other resident areas are packed with people that do not live here. Not good for kids because the carbage that comes out of their mouths is incredible, every weekend in the hot months you have to live with the yelling and screaming from pool parties. Sure every resident is entitled to having guest over. Two many entitled rich kids from Mexico that have nothing to do but party and drink all day almost everyday. However that is not the worst problem the construction of This building is so bad, you better hope your Naugber doesn't snore or have a gas problem. I guess this is a good place for fronchis and preppy kids, but not for working adults. STAY AWAY!!!!

Highly recommend. I have lived in over half a dozen apartments over the last 10 years, and The Venue is far and away the best. The physical complex itself is pretty sweet (modern with a good location), but that's not the reason i'm writing this review. Long story short, it's the staff my roommate and I have lived here going on 3 years. They don't try and nickel and dime you like other apartment complexes i've lived in, and plain and simple know how to treat their tenants. I don't care what anyone says, no matter where you live, things are going to break or stuff is going to go wrong. All you can really ask for is that whoever is in charge listens to your concerns and at the end of the day does what is right. The Venue, in that regard has never let us down.

My wife and I lived in two different apartments in this complex over the course of about 18 months, so I feel like I have a solid position to voice my negativity. This review is not based on a single negative experience; it's the accumulation of frustration from a year and a half of disappointment. I agree completely with what other people have said in their reviews. These apartments look very nice but once you spend some time in one you will quickly realize that they are poorly constructed, poorly thought out, and overpriced. The floors are disappointing linoleum that looks (almost) like wood. None of the corners are properly square. The carpet quality is about as low as it can get. The sink fixtures are flimsy and the dishwasher, range, and refrigerator are bottom-of-the-line quality. I will say that the washer and dryer are very nice, work well, and are a very nice amenity. Most annoyingly the insulation is terrible. You will hear every word people say as they walk through the parking lot. You will hear their car doors close, their horns honk. You will hear the traffic on Mesa Street. You will hear the massive security gates slam closed every time someone goes in or out of them (these things slam so hard that I've seen two of them have to be replaced because the shaking tore them loose from their mounts). You will hear your neighbors move their chairs, walk around, know when their phones ring, and be a silent guest to all their dinner parties. The management is generally helpful and seems to actually try to take care of things when you bring them up but there is only so much you can do when the problems are the result of fundamental design flaws and construction issues. The pet policy is ludicrous. They ask for $700 PER PET, half of which is non-refundable. They state that the fees are for cleaning the apartment after you move out. I cannot understand the logic by which they will need two deposits to clean the apartment once after you move out. Further, the lease we signed clearly stated that the management is responsible for scheduling the carpet cleaning but when you file your move-out notice. However, expect to be told that this is your responsibility. I fought them on it when we left the first apartment and just caved in on the second one because I had too many other things going on to quibble about it. All of these issues aside, it's really just not a great place to have a pet. There is no grass anywhere on the complex, there are no walking paths, and the bags dispensers they provide are only sporadically refilled. All this and they still claim to be 'pet-friendly'! We had significant difficulty with the maintenance staff as well. Don't get me wrong, they responded to all our requests reasonably quickly. The problem was that it generally took 2-3 calls to have them come back and do the job right. It's extremely frustrating to feel like it's your job to double check maintenance work, especially when you're already paying $$$ in rent every month. Please, take this, and the other negative reviews, into consideration before signing your lease here. There are better places to spend your money.
