The apartment is located in a great spot of RiNo that is conveniently in walking distance to many restaurants and bars. They are still relatively new and the staff does a great job of maintaining the complex. My biggest complaint is the ceiling/floor is built relatively thin, resulting in hearing your neighbors every step throughout your apartment and potentially woke up throughout the night depending on how loudly they walk. If I could do it again, I'd ensure I chose a top floor layout.

I love it here. Great apartment with nicer appliances and furnishings than you normally would see in a rental. The price is a little high but the location, amenities and quality of the build make it worthwhile imo. Every interaction which I've had with the office staff has been very positive as well. I've lived in about a dozen cities across the U.S. and this is one of my favorite apartment which I have had so far. I have now transferred to one of their sister communities because I have 2 dogs and didn't want to have to wait for an elevator every time that I took them out (my fault, I chose to live on the 5th floor). Also, Jeremy (the office manager) is awesome, seriously - he remembers everyone's name (how I have no idea, I'm terrible with names) and is always smiling and available to help with anything that you need. In closing, I had no issues living here, the location was awesome and the amenities were really solid for the price; also, my neighbors were all really cool people - obviously this can change over time, but I was pleasantly surprised by how nice everyone was at this complex.

We lived at Hartley Flats with our 1-year old son for six months. The neighborhood is very loud and not necessarily child-friendly (few sidewalks for strollers, etc.), but we enjoyed our time there. PROS: The apartments are clean, spacious and updated. Complex itself was pretty quiet during our time there. The community room, business center and gym were always well-maintained. The maintenance staff is very quick and kind. Proximity to bars and restaurants in RiNo is unbeatable. Hallways and stairwells smell fresh and clean. The pool was really nice. Office holds packages for you. Security patrol. Our unit had a great view of the city. CONS: Disorganized bookkeeping and front office. Jeremy was a great property manager but it seemed like the rest of the front office staff had no idea what was going on - ever. Their parking situation is a total mess - nobody knows who is or isn't paying for a spot and we had our car towed one morning despite the fact we had been paying for a spot for months. This was a huge inconvenience to our family and although the situation was resolved, we never felt they did anything to make up for the inconvenience. The pool was closed about 3 times in our 6 months there due to broken glass. Hidden fees when paying rent or water/trash via credit card. Coffee in community room tastes like soap. TRAFFIC during Rockies games is TERRIBLE - so terrible. Recommendation for Hartley Flats: Provide better training for your staff especially when it comes to signing new leases and on-boarding.

I love living at Hartley Flats. My fianc and I moved in here in December 2016 and couldn't be happier. Given his career as a pilot and that we'll likely be moving soon, we needed a place that would be easy to manage and accommodated short-term leases and our dog. Hartley Flats has by far exceeded our expectations. Beautiful apartments, great amenities and centrally located. Plus, we're within 40 minutes of DIA (the airport) and can easily reach the freeway when we want to explore the outdoors. Most importantly, as newbies to Denver, being able to walk to a bunch of hot spots allows us to have a great social life. Kudos to Jeremy who is the heart and soul of this place and keeps it running smoothly.

Brand new apartment building in the RiNo neighborhood. The location is great since it is within walking distance to downtown and the new A line stops. Great views of the mountains as well. Parking is available inside the building. The property manager, Tracy, and her team at Hartley Flats are professional and responsive. When leasing online, be aware that the lease automatically generated by the website is not the one that the leasing office expects to sign. This seems to be a glitch in the computer system, but the staff was understanding and professional in resolving it.
