The apartment complex is conveniently located (3 minutes from grocery stores, liquor/beer, a Starbucks and a few places to eat), but the grounds and apartments are poorly maintained. There is a community dumpster and recycling unit, but the property management group often lets both overflow. Of the community amenities promised (pool and gym), the pool was closed more often than not for maintenance and the gym space is small and outdated. The apartments themselves are poorly cleaned prior to move in (spiders, palmetto bugs) and are fairly basic for their price. The air quality/air filtering is also poor. The apartment smelled of cats (multiple live on the property) and our air conditioning unit required maintainence several times. We needed to purchase an air purifier as we were often congested in our space. Waterlines to multiple buildings often burst, flooding the parking lots and leaving tenants without water for up to several days. The staff is seldom friendly and not very helpful. Their communication is poor with respect to work orders (especially the water main breaks) and management policies. Also, please be mindful of hidden fees. In short, our stay was temporary but very unpleasant.

This apartment complex is a very good community. The area is clean, people are friendly, and lots of green spaces, and trees. The place seems secure, and the buildings are comparatively new. We have not had any issues with the maintenance issue so far, and the staff seems friendly and responsive

I had a fairly negative experience living here, entirely due to the leasing office that consistently lied and acted very rude (except for one nice young brunette girl whos name Im blanking on right now, she was super lovely and polite). They refused to have the wood burning fireplace inspected and couldnt provide me with any proof it had been inspected ever (or a date), they blamed a change in management but thats no excuse. If you dont know when they were checked last they should be checked immediately... they kept telling me someone would come and they were getting prices and they were working on it but no one EVER came. They tried to send over a random maintenence guy who looked inside for 3 seconds (without a flashlight) and said its fine. Thats not an inspection, there could be a fire. There were many other issues, trash piling up around dumpster, no recycling, hidden charges, maintenence entering my home while I was asleep in bed (despite indicating on their portal I didnt want maintence to ever randomly enter without me- happened multiple times), no cooling system in the pool so the water would be super warm in the middle of the summer (not refreshing lol) etc. When I moved in I gave an agent all my dogs papers and info, I even indicated on the maintenence portal that there was a dog in the apartment. Several months into living there I received an eviction notice because I had an unauthorized animal in the apartment. I had to go back and show them all my emails with their staff stating I had a dog and all his info because apparently they lost it. It was stressful. They scheduled my move out over the weekend and said they wouldnt do a walkthrough with me on the weekend, or beforehand, even though I contacted the office over a month in advance to schedule one (they said at the time that was too far out). How are you supposed to fix any issues if you cant do a walkthrough while you live there? I had friends who lived here as well who said they do everything they can to get your security deposit. Ask for the move out checklist ahead of time and be thorough with your move in checklist! I had no huge issues with my apartment itself, I just wish they werent so shady and fake about everything. They told me before I moved in they were building a dog park and everything was included in my rent and they didnt have any issues with palmetto bugs... none of that true while I lived there. They also misspelled my name on everything and I tried to correct them multiple times before I gave up. The printer was out of service for months, you can only use the computers while they are in the office. Just a lot of little annoying things. So my review is really on the leasing office.. not the property itself. It was a great location for me, and had lovely people living there. It felt safe, well lit, and plenty of green spaces. I liked my apartment, and never had any issues with plumbing or smells and it was very clean. Pest removal was apart of your monthly bill so you could take advantage of that service. Just keep track of everything and be aware of the issues with management if you live here. Also insist on seeing the unit you are renting and not just the display unit. This is critical.

I've lived here since August 2016, and the company that owns it makes me really disappointed that I ever chose this place to live. The pool opened late, and is now ALWAYS closed. The gym has outdated equipment, and is closed every time it rains, and if you need to put money on your laundry card after it's rained - well, too bad. Can't get to it since the machine is in the gym, which makes no sense. Why not put it in the laundry building? It seems like there's always something wrong with the amenities that draw tenants in. They don't spray for fleas, even though they have a flea issue. Corporate never calls back tenants. They're always turning off people's water for "repairs". There's always feces on the property, and the feces receptacles are always overflowing, and the bag stations hardly ever have bags. I really wish I had known how bad things were here before I moved in, or I would have definitely picked somewhere else to live. The property itself is beautiful, the location is amazing, and management is super nice, but they definitely leave something to be desired. I would really suggest looking into other apartment complexes before choosing this one.

Apartment is great. Nice street lighting and nice landscape, maintenance is ok, not convenient when you wait for 8 days for a $3 toilet part to be fixed....But....No stars for lack of maintenance on dog parks. They dont change the poop container or replenish the bags routinely, and zero stars for the laundry service. You can't do your laundry when they dont give you access to the replenish the card. The area where the laundry card machine is located is the fitness center , and I can't tell you how many times the center has been closed. Like today over a long holiday. No convenience there. And the garbage compactor container is always broken and when it is they provide an open 40 yard container which piles high with garbage. Not a pleasant view or site. With all these annoying things, it may be an easy decision to stay or not to stay when lease is up.

I recently moved in and I love my apartment. Very spacious and the staff has been great. They were very helpful with my quick move in. I am looking forward to enjoying the pool this weekend after finally getting settled in my apartment. Thanks to all the ladies in the office for your help!

I recently moved into Hampton Court and have had nothing but a positive experience! I was in a time crunch and in a panic because I needed to find an apartment ASAP because my job quickly relocated me to Columbia. Even though they are an older apartment complex, I signed my lease there because of the great customer service that Arial provided to me. She toured me multiple times and showed me various units, I was so indecisive and Arial was more than accommodating and patient with me! When I moved into my apartment complex, I was painfully detailed on my move in condition form because I didn't want to have any unexpected damages when I moved out. All the things that I documented were minor and I would never actually put in a service request for those items to be addressed. I came home from work two days after turning in my move in condition form and maintenance had come up to apartment and addressed everything on my sheet! Once again, incredibly impressive customer service. The only negative thing I would say is that there were Palmetto Bugs in my apartment a few days after I moved in, before I had even gone grocery shopping. I put in a request for pest control and have not had any more issues since. (That is more a reflection on the area though, not a reflection on the staff.) Furthermore, I put in a request because the hot water for my shower was not heating up correctly. I put in a service request around 2:00 in the afternoon. At 4:00 (just 2 hours later) I received a friendly phone call from one of the staff members updating me that a piece of the shower had been replaced and that the hot water had been fixed. Again - just incredible customer service! I've received nothing short of excellent service from all of the staff members. Maintenance does a great job of keeping the property clean, I see them out every morning picking up debris from the parking lot and common area. My apartment was in great condition when I moved in and I love my floor plan. I did pay more for an upgraded unit, which I highly recommend to anyone leasing. The details in the kitchen are definitely worth it. The staff have been wonderful to interact with and I believe that I have received customer service above and beyond my expectations. I did my research before signing and read the negative reviews that are on here for Hampton Courts. In my opinion, it is definitely worth paying extra a month for one of the upgraded units. The light fixtures, cabinets and appliances are much nicer. I had 1 issue with Palmetto Bugs when I first moved in (again, I think it is a geographical problem) and the staff addressed it immediately. Read your lease in full before signing it, a lot of the complaints I read were from people who didn't follow what the lease says in regards to giving notice or renewing your lease. I would highly recommend these apartments to anyone who is looking! It is close to USC and a ton of places to go grocery shopping, to eat and stores such as Target.
