My daughter/roomie wanted to land here originally, got in 1 year later. Their application was accepted. Paid a $800 administration fee. Signed a lease. Then 5 days before getting their keys, were informed that they needed to pay another $800 administration fee due to poor credit! After the lease was signed! Not only has this placed my daughter in a financial burden, but now shes locked into a lease with a company she doesnt trust! Renter Beware!

Great location and responsive maintenance. It's close to a variety of restaurants, downtown, and bikeable distance to Barton Springs. The cost of rent isn't super high, however, the units are quite low quality and dated. My unit was filled with fumes multiple times when surrounding units were being painted & cleaning supplies were dumped on my balcony - I was told "nothing could be done about this" by office staff but it made my pet a little sick so I'd have appreciated at least a heads up. The laundry room washers & driers don't work too well and smell rank, but do the job for the most part. The new leasing office personnel struggle with bare minimum asks - like extending a lease or getting a package.

While the apartments are nice, the office does not reply when you absolutely need them to. When I moved out and turned over the key, I called them the same day prior to walking the apartment as my Google Fiber box was still in the apartment and needed to be recovered. They did not reply after 5 calls over several days, and when they did, took no responsibility or offered to help. I still have not received a return call from management after 5 weeks of attempts.

Lived here for two years in a 2 bedroom. Overall, a positive experience. The appliances in the house worked well and heating and AC were great. Climate control is crucial in Texas and living in an older building, I was a little worried, but we really never had any major issues. Also, almost never had trouble finding a parking spot (building 5). They do tow non-residents for ACL and SXSW so beware for your guests, but honestly it's good that they make sure residents have parking. Complaints limited, but here they are: 1. The hatch over the shower would leak when the AC was on. We would make a maintenance request and they would come fix it the next day then a few month later the same thing would happen. The good thing was that it was easy to place maintenance requests online and they were always taken care of the next day. 2. The sliding door to the back patio is pretty awful. Made a maintenance request but it wasn't really fixed. That being said, I know my neighbor above did not have this problem, their sliding door was smooth and silky. Could have tried harder to get them to fix it, but wasn't a huge deal. ***Other things I liked: 1. The pool's view of downtown is great and the pool and pool area was kept clean. Gas grill would be fire. They have a charcoal grill, but I prefer propane and propane accessories. 2. Staff- in my experience they were helpful and courteous when I needed them. They also handed out breakfast tacos a few times as you drove by the leasing office during SX or ACL or for some reason. 3. Location- walking distance to Zilker and you can actually walk to and from Rainey street if you wanted. Town lake is right there for going on runs and I would encourage buying a bike. So many cool and fun things in walking distance, but even more with a bike.

We've been in Timbercreek for just about 2 months now, and could not be happier. Our unit is spacious and affordable, especially compared to similiar size units similarly situated in and adjacent to downtown. Granted, it is an older community, so you're giving up some of the high end upgrades like granite countertops and stainless steel appliances, and the windows are a little small, but when you're in this much space this close to downtown, those are sacrifices we're willing to make. A+++ for location: We love being able to walk to auditorium shores and town lake. We also love being able to walk to the fun and quirky restaurants along South First. Our commutes are super short. A++ for staff and facilities: Like I said, it's an older complex, but once you get past that you realize how great the facilities are for the age. This is in large part due to the excellent staff. Maintenance issues are resolved almost instantly. The grounds are always being cared for, and any issue like downed trees or graffiti on the entrance sign are addressed at once. It's really impressive to see the staff take such pride in maintaining clean, quality facilities. The washers and dryers so far have always been in working order, the gym and leasing office are spotless, and the pool has always been sparkling. Additionally, you can't beat the view from the gym/pool. While the gym is a little small, it's perfect to supplement your gym membership for those days you just can't make it to your actual gym. A discussion about the facilities wouldn't be complete without talking about the perks for your four-legged friends. The bag stations are always stocked, the pet-wash station is always clean and functional, and the off-leash dog park is the perfect place to hang out and meet your neighbors. Speaking of, A+ for neighbors. All of the residents in the community are friendly and respectful. The pool area occasionally gets loud on the weekends, but that's true of every apartment community in Austin. The people who live and play at Timbercreek have all been extremely easy-going and polite, and everyone seems to respect the community. The only negative I can think of is such a small thing. I'd rate pest control in the units at about a B+. There is an occasional roach, but honestly that comes with the territory. You live along a greenbelt, you're going to have a roach here and there. But a can of raid and a report to the front office have so far been successful. Pest control tries to keep up with the action in the greenbelt/creek, and for the most part they do a fantastic job. All in all, we love living at Timbercreek. We're looking forward to spending the next few years here!

Comfortable & Walkable to downtown, parks, & night life. The Timbercreek Apartments are just south of downtown Austin which is perfect for professionals who work in downtown or want to be within walking distance to the Palmer Event Center, Town Lake hike and bike trails, and Zilker Park. The complex has two laundry rooms, a new gym (2015), and a nice pool with a view of downtown. The property management is courteous and responsive to completely fix any issues that may arise. Of note, the two buildings closest to the leasing office are most updated.

This place is perfectly fine. I lived here for a year and had no complaints. While I was there they upgraded the fitness center and laundry. Office staff is friendly and helpful, same with maintenance. Hard to beat the price for the location.

I love living here, it's downtown adjacent but more affordable than downtown locations. It's quiet and peaceful. My apartment has a nice big porch looking over the creek and the woods. The entrance opens directly outside into the parking lot which gives it a more open feeling than closed hallways. The maintainence and reception staff are very prompt and helpful. The only downside is that the walls and floors are very thin, which means you have to be careful about not disturbing your downstairs neighbors more than usual, and you are also more likely to be disturbed by your upstairs neighbors.
